Renovation builders who do the whole job

A good renovation changes how a house works, not just how it looks. Opening a 1970s kitchen into the living room. Taking a dark hallway and turning it into the heart of the home. Reworking a floor plan so the bedrooms are away from the noise. Create Built is a Tauranga renovation builder that plans the whole thing with you, then delivers it with one team from strip-out to final clean.

Renovations are where a builder's process matters most, because you are usually living in or around the work. We sequence the job to keep disruption to a minimum, protect the parts of the house we are not touching, and keep you told about what is happening tomorrow, not just what happened today.

Renovation work we take on

  • Whole-home renovations and complete interior refits
  • Alterations and reconfigurations: removing walls, opening plans, moving kitchens and bathrooms
  • Kitchen and bathroom renovations, on their own or as part of a bigger job
  • Interior fit-outs, custom joinery, storage and feature walls
  • Exterior upgrades: new cladding, windows, doors and entrances
  • Structural work with engineered beams and posts where walls come out
  • Heritage-sensitive renovations of older Tauranga homes

Renovating in Tauranga's older suburbs

A lot of our renovation work is in the established parts of the city: Otumoetai, Bethlehem, Greerton, Brookfield, Welcome Bay and the older streets of Mount Maunganui. These homes were often built well but for a different way of living, and many have decades of small changes layered on top. We know what to expect behind the linings, how to deal with it, and how to make the new work look like it was always there.

Working with designers

If your renovation has an architect or interior designer involved, we work directly with them. If it does not and the scope is more than a straightforward refit, we will tell you honestly whether a designer would pay for themselves, and introduce you to people we trust. Either way, the plan is agreed and priced before we start, with clear communication and no cookie-cutter solutions.

What it costs

Renovation prices vary enormously with scope, so we do not quote off the phone. We visit, talk through what you want, look at the house, and then give you an itemised quote. Where there is genuine uncertainty, for example what is inside a wall we cannot see yet, we say so up front and allow for it rather than surprise you later.

Questions about renovating

Can we live in the house during the renovation?

Often, yes. For a kitchen, a bathroom or one wing of the house we can stage the work so you keep a working kitchen and bathroom throughout. For a whole-home renovation it is usually easier and cheaper to move out for the main phase. We will tell you which applies once we have seen the scope.

Do I need a building consent to renovate?

It depends on the work. Removing or altering a load-bearing or bracing wall, adding a bathroom or any other extra sanitary fixture, and adding rooms all need a building consent from the council. Refitting a kitchen or bathroom, including moving its existing fixtures, usually does not, provided no fixtures are added and an authorised plumber does the plumbing. The government's Building Performance site explains how to check if you need consents. We will tell you what applies and coordinate the consent process if one is needed.

How long does a renovation take?

A bathroom might be a few weeks; a whole-home renovation several months. We give you a programme with your quote and keep you told as it progresses. Older houses can hold surprises behind the linings, and we allow for that in the programme rather than pretending it never happens.

Do you do small renovations?

Yes. A single room, a new entrance, a wall coming out, a deck off the living room. Smaller jobs get the same care as large ones.
