Builders for architect-designed homes

An architectural home lives or dies on its detailing. The shadow gap that has to run true for eleven metres, the cedar that has to meet the black steel with a clean line, the concrete floor that has to be flat enough for the polished finish. Create Built is a Tauranga builder that treats those details as the job, not as extras.

We work closely with your architect or designer from the moment we are engaged. That usually means being involved before the drawings are finished, so buildability, sequencing and cost are settled on paper rather than discovered on site. It also means the people who drew the house and the people building it are talking to each other every week.

What a new build with us includes

  • Pricing from your plans, itemised so you can see what each part of the house costs
  • Consent coordination with Tauranga City Council or Western Bay of Plenty District Council
  • Site works and foundations, including the engineered solutions that Tauranga's soils and coastal sections often need
  • Full construction from framing and roofing to cladding, joinery, interiors and landscaping tie-ins
  • Trade coordination: electrical, plumbing, HVAC, tiling, painting and specialist finishes, all scheduled by us
  • Regular updates and one point of contact through to handover

Building on a Tauranga section

Whether the site is a hillside in Pyes Pa, a beachfront lot at Mount Maunganui or Papamoa, a lifestyle block out towards Te Puna or a subdivision section in The Lakes or Tauriko, the ground conditions and exposure change how the house should be built. We have worked with the geotechnical reports, the salt air, the wind zones and the council processes across the Bay, and we bring that to the table early so your architect's design is realised without compromise.

Design-and-build, if you are starting from an idea

Not everyone comes to us with drawings. If you have a section and a vision, we can introduce you to architects and designers we work well with and stay alongside the design process. The result is a set of plans that is beautiful, buildable and priced realistically before anyone lifts a hammer.

Why homeowners choose Create Built

Because we do things properly, with no shortcuts and no compromises, on the parts of the house that will never be seen as much as on the parts that will. Because we communicate clearly and put decisions in front of you early. And because we are locally owned and operated in Tauranga, so the team you meet at the start is the team on site at the end.

Questions about new builds

How long does an architectural new build take in Tauranga?

It depends on the size and complexity of the design, the site and the consent process. As a guide, allow several months for design and consent before construction, and then a construction period that we will set out in the programme we give you with your quote. We would rather give you a realistic timeline at the start than an optimistic one that slips.

Can you price from my architect's drawings?

Yes, and that is the most accurate way to get a price. Send us the drawings and specification and we will come back with an itemised quote. If the drawings are still developing we can give you a budget estimate first and firm it up as the design settles.

Do you build across the whole Bay of Plenty?

We are based in Tauranga and build new homes across the city and the Western Bay, including Mount Maunganui, Papamoa, Omokoroa, Te Puke, Katikati and Waihi Beach. For a site further afield, ask and we will tell you straight away whether it works.

Who manages the council consents and inspections?

We do. Your architect or designer can lodge the building consent application for you, and from there we coordinate every inspection and the code compliance certificate at the end, so you are not chasing council yourself.
